All of our Assessors are Members of the Institute of Fire Engineers. They are experienced in both the compilation of the Fire Risk Assessment reports and the auditing (enforcement) requirements of the Regulatory Reform Order, 2005.


The Regulatory Reform (Fire Safety) Order 2005 came into effect in October 2006 and replaced over 70 pieces of Fire Safety Law.

The Regulatory Reform (Fire Safety) Order 2005 applies to all non-domestic premises in England and Wales, including the common parts of blocks of Flats and Houses in multiple occupation (HMOs).


The law applies to you if you are:

  • The responsible person for business premises.
  • An employer or self-employed with business premises responsible for a part of a dwelling where that part is solely used for business purposes.
  • A charity or voluntary organisation.
  • A contractor with a degree of control over any premises.
  • Providing accommodation for paying guests.
  • The Landlord of a building.

Our Fire Risk Assessors are all experienced and qualified. They are either ex Fire and Rescue Service Officers or are still serving current Fire Officers. They have all attended and passed specialist fire safety courses at the International Fire Service College and have obtained other accredited qualifications.

Fire Survey of a new or change in use premise

We can carry out a Fire Survey of a new or existing property to determine for you what fire safety measures are required. A full and detailed report will be provided which will details the improvement works that are required. This could be used to determine if it is cost effective to take on a premise based on the works that may be required.

If you decide to go ahead and occupy the property we can carry out a full Fire Risk Assessment once you occupy the premise.


What does a Fire Risk Assessment involve? There are five key steps in a Fire Risk Assessment:

  1. Identify fire hazards – eg, how could a fire start? what could burn?
  2. Consider the people who may be a risk – eg, employees, visitors to the premises, and anyone who may be particularly vulnerable such as children, the elderly and disabled people.
  3. Evaluate and act – think about what you have found in steps 1 and 2 and remove and reduce any risks to protect people and premises.
  4. Record, plan and train – keep a record of what risks you identified and what actions you have taken to reduce or remove them. Make a clear plan of how to prevent fires and, should a fire start, you will keep people safe. Make sure your staff know what to do in the event of a fire and if necessary that they are trained for their roles.
  5. Review – regularly review your risk assessment to ensure it remains up to date and reflects and changes that may have occurred.

FAQ’s

Do I have to have a Fire Risk Assessment?
Yes – The new law applies to EVERY business, and places a duty of care on the Employer, Occupier or Owner as the Responsible Person to appoint a Competent Person to carry out a Fire Risk Assessment of the premises. If your organisation employs five or more people or your premises are licensed or a Fire Service notice requiring it is in force, then significant findings of the assessment must be recorded.

What if we don’t have a competent person to carry out an assessment?
Don’t panic the law recognises that a lot of small and medium sized companies don’t have the time or resources to carryout assessments. This means that the law will allow you to employ a external professional who is competent to carryout the risk assessment.

Will I be fully covered if I have a Fire Risk Assessment?
